What house with a backyard and a front porch to boot? Living in the American South may have traditionally meant single-family homes, but these days, modern towers with New York City-inspired sensibilities could be the way to go. From Dallas to Atlanta, with Nashville in the mix, the southern region is seeing a growing number of sleek residential buildings that evoke big city sophistication.

These developments have a growing presence on the real estate scene down South because so many more people want “convenient living” today more than ever before, according to Marianna Anvaripour, a real estate agent with Harry Norman Realtors in Alpharetta, Georgia. As she further explains, that’s exactly what they offer. “You get fantastic amenities, great service with a concierge at the ready, and a cool design,” Anvaripour says. “The perception in the region used to be that you were cash-strapped if you lived in an apartment, but we’re talking about luxury today.”

Below are six swanky buildings that would fit in as much in New York as they do in their Southern locales.

A new concrete and glass complex in the Midtown neighborhood, 40 West 12th features 64 residences ranging from two to four bedrooms with floor-to-ceiling windows that show off views of Atlanta. Amenities include an elevated plaza on the 9th floor called the Sky Terrace, which features over an acre of communal outdoor green space, an indoor-outdoor resident’s lounge, state-of-the-art fitness center, and a sky-high indoor pool that has fully retractable glass walls.

Starting price of residences: $1.1 million

Centennial Yards is the $5 billion, 50-acre, mixed-use redevelopment in the Gulch, a neglected area in downtown Atlanta that’s a jumble of sunken parking lots and train tracks. In addition to retail, office, and entertainment space, there’s a large residential component called the Lofts, which is an adaptive reuse of the Southern Railway building on the site dating back to 1912. It’s now home to 162 loft apartments, all for rent. They feature large windows that allow for ample natural light to stream in and open floor plans. The building offers residents a clubhouse and workspace, gym and yoga studio, and bike storage.

Starting rental prices: $1,447 a month

Located in Downtown New Orleans, the Four Seasons New Orleans Hotel & Private Residences is in the former World Trade Center, designed by the celebrated architect Edward Durell Stone and originally completed in 1968 to celebrate the city’s 250th anniversary. The property has 81 condominium residences ranging from one to three bedrooms, and a handful of penthouses on the top floors that showcase city views. Residents have access to over 22,500 square feet of amenities including the landmarked Spanish-influenced 29th floor with a bar and lounge that overlooks the Mississippi River, a children’s playroom, private dining room, and golf simulator room. Then there’s the outdoor 75-foot swimming pool and hot tub, fitness center, yoga studio, spa, and dedicated residential concierge.

Starting price of residences: $2 million

Open since October, this 34-story building is in Nashville’s Midtown neighborhood, a vibrant and walkable enclave that’s full of boutiques and buzzy restaurants. The 196 units include one-bedroom apartments as well as penthouses—all have floor-to-ceiling windows and outdoor space. Broadwest has many appealing amenities such as a golf simulator, private dining room, spacious gym with sauna and steam room, swimming pool with private cabanas, outdoor lounge, and firepit.

Starting price of residences: $550,000

Debuting in 2024, The Novus is in Durham’s Five Points district, notable for its shopping and dining. It will offer 54 residences for sale and 188 for rent. Residents can look forward to a bonanza of amenities such as a 75-foot pool with private cabanas, hot tubs, plunge pool, steam room, and massage room. But there’s more, including an outdoor yoga area, pickleball court, putting green, two golf simulators, an outdoor movie theater, dog park, and co-working space.

Starting price of residences: In the $600,000 range; rental prices are still being determined.

As the name hints, this 24-story building is in the Dallas Arts District. The 61 luxury condominiums start on the 18th floor and include one to three bedroom properties that span between 1,086 to 4,840 square feet. All residences feature high ceilings and large terraces that offer stunning city views. A swimming pool, valet parking, art collection, and gym are all part of the amenities.

Starting price of residences: $500,000
